Sandstone and travertine cleaning in Seaforth
Seaforth looks over Middle Harbour and Sugarloaf Bay, with Garigal National Park on its northern edge. Water below and bush above give its stone two different kinds of trouble.

Seaforth is a suburb of houses. Separate houses make up 86.6 per cent of its dwellings, many of them on large, sloping blocks overlooking Middle Harbour and Sugarloaf Bay. The Spit Bridge marks its southern approach, Sydney Road runs through the middle, and Garigal National Park forms its northern border. The suburb also has one of the older listed buildings in the area: the 1887 Seaforth library, heritage-listed by the former Manly Council in 1995. On residential blocks, stone is usually found in waterfront sea walls and stairs, retaining walls holding back the slope, entertaining terraces, and pool surrounds where sandstone and travertine are both common choices.
The water's edge and the bushland edge cause different problems. On the Middle Harbour side, sandstone sea walls, landing steps and lower terraces stay damp and carry tidal salt, so green algae and slippery black growth build up quickly, and salt left in the pores slowly loosens the surface. Toward Garigal National Park and the bushier pockets, the issue is leaf fall and shade: tannin stains on paving, lichen on wall caps, and mould on south-facing stairs that rarely see the sun. Pool terraces in between collect both kinds of debris. A good clean here starts with working out which of these you are dealing with.
Seaforth is not covered by a heritage conservation area in the sources we checked, though the 1887 library shows that individual places in the suburb are listed. Before any restoration on an older stone house or wall, check with Northern Beaches Council whether your property appears on a heritage schedule. Waterfront work deserves its own check: structures on or near the foreshore can involve requirements beyond those for an ordinary garden, so confirm what applies before anything beyond routine cleaning. Our part is keeping products, grit and wash water out of the harbour and the bushland, which we do on every job.
Seaforth is the nearest Northern Beaches suburb to us. It is roughly 20 to 30 minutes from Double Bay off-peak, just over the Spit Bridge, though this is an estimate. The main practical challenge is the slope. Waterfront homes often have long stair runs down to a jetty or boatshed, so our technicians carry equipment in stages, set up bunding and wet-vacuum recovery at each landing, and plan sea wall work around low tide. On bushland blocks, we keep all water and residues on the property. Sealing waits until the stone has properly dried, which on a shaded harbour slope may take several fine days.

Frequently asked questions
Local questions from Seaforth homeowners.
Can you clean the sandstone stairs down to our jetty?
Yes. We clean from the top down, collecting run-off at each landing, and time the lowest steps for low tide. Algae is treated with a biocide first so the clean lasts and the steps are less slippery afterwards.
What stops your cleaning products reaching Middle Harbour?
We bund the work area, recover wash water with a wet vacuum and keep products well back from the water's edge. Nothing from the clean should reach the harbour or a drain.
Is Seaforth in a heritage conservation area?
None showed up in our research. Individual places can still be listed, as the 1887 Seaforth library is, so it is worth asking council whether your own property is listed before restoration.
Our pool terrace mixes sandstone walls with travertine paving. Can you do both?
Yes. We treat each stone correctly: low-pressure, biocide-led cleaning for the sandstone, and acid-free, limestone-safe cleaning for the travertine. Sealers are chosen separately for each.
Why is our south-facing sandstone always black?
That is usually black mould or algae, encouraged by shade and moisture from the slope. Killing it at the root with a biocide, then trimming back anything that blocks light and airflow, keeps it from returning so quickly.
How far in advance should we book?
Contact us with photos and we will tell you current availability. For sealing, allow for a follow-up visit once the stone has dried, which depends on the weather.
