Sandstone care in North Balgowlah
North Balgowlah is a suburb of houses on the edge of Manly Dam's bushland. Its stone problems come from shade, damp and leaf fall rather than the sea.
- Northern Beaches Council
- Postcode 2093
North Balgowlah is overwhelmingly a suburb of houses: in the 2021 Census nearly nine in ten occupied dwellings were separate houses, with few apartments. It shares the 2093 postcode with Balgowlah and Balgowlah Heights, but its character comes from Manly Dam Memorial Park, a large reserve of bush, water and picnic areas used for walking, kayaking, swimming and water-skiing. Several Aboriginal sites in the park record a long history of occupation. Woodbine Street is among the residential streets, and the suburb has its own primary school, community centre and local shops. Sandstone appears as retaining walls on sloping blocks, garden steps, paved outdoor areas, rock outcrops left in gardens, and pool surrounds.
Being close to the bush, rather than the beach, sets the pattern here. Gardens backing onto the reserve sit under eucalypts that drop leaves, bark and gumnuts all year, and leaves lying wet on paving mark it brown within days. Tall trees also shade stone for long parts of the day, so retaining walls and south-facing steps stay damp, and that damp lets black mould, moss and green algae establish. Lichen colonises the tops of walls and exposed outcrops, slowly roughening the surface. Salt spray is a minor factor this far from open water. Pool areas collect organic debris that stains coping and makes the surrounding stone slippery after rain.
North Balgowlah was part of the former Manly Council area, so heritage questions go to the Manly Local Environmental Plan 2013 and its Schedule 5. No conservation area covering North Balgowlah came up in our research, and owners planning restoration on older stonework should check whether their own lot is listed. Manly Dam, next to the suburb, is on the State Heritage Register, a reminder that the reserve is valued for more than its bushwalks. Stormwater from these streets flows to local creeks without any treatment, and polluting waters is an offence under the POEO Act (section 120), so every job here has bunding and full recovery of wash water.
Allow 30 to 40 minutes from Double Bay to North Balgowlah outside peak hours, by our estimate, crossing at the Spit and driving up through Balgowlah. The streets are residential and parking is usually straightforward, so most planning is about the block itself. Our technicians clear leaf litter before wetting anything, since wet leaves release tannin onto freshly cleaned stone. On bushland boundaries we keep products, rinse water and debris on the property and protect nearby plants. Sealing is booked only after the stone has dried properly, which in the shade of tall trees can take longer than on an open terrace. For pool areas, we cover the water before cleaning the coping and surrounding paving.

Frequently asked questions
Local questions from North Balgowlah homeowners.
We back onto Manly Dam bushland. Will your products harm it?
We shield plants along the boundary, choose products that suit a bushland garden and vacuum up the run-off before it can soak in or drift into the bush. Leaf litter and debris from the clean leave with us.
Why does our north-facing paving stay clean while the south side goes black?
Sun dries stone quickly, while shaded paving holds moisture long enough for mould and algae to grow. Biocide treatment kills the growth; thinning overhanging branches gives the result a longer life.
Can you clean natural rock outcrops in the garden?
Yes, gently. A biocide goes on first and is allowed time to kill lichen and mould before a soft rinse. Outcrops are never blasted, because that strips the weathered skin protecting the rock.
Is there a heritage conservation area in North Balgowlah?
We have not confirmed one. Your lot may still be individually listed, which the Manly LEP 2013 heritage schedule or a call to council will settle before older walls are restored.
Gumnuts and bark keep marking our pool coping. Is sealing worth it?
Usually. Sealed coping absorbs tannin more slowly, so marks lift more easily. It does not stop staining entirely, so clearing debris regularly still matters.
How long does lichen take to disappear after treatment?
The biocide kills it within days, but dead lichen can take some weeks of weather to fade fully. We explain this before starting so early pale patches are not a surprise.
