Stone care in Balgowlah Heights and Clontarf

On a ridge above two harbours and beside national park bushland, stone in Balgowlah Heights collects leaves on one side and wind-borne salt on the other.

Balgowlah Heights sits on a ridge rising as much as 80 metres above North Harbour and Middle Harbour, and some homes look across to the Spit Bridge and the Eastern Suburbs. The suburb runs out toward Dobroyd Head, where Sydney Harbour National Park keeps a stretch of remnant harbour bushland around Arabanoo Lookout, with Tania Park and Wellings Reserve closer to the houses. That mix of steep, view-facing blocks and bush edges shapes where stone appears: terraces and pool areas stepped down the slope, sandstone retaining walls holding each level, and long garden stairs. Below the ridge, Clontarf's Middle Harbour foreshore along Sandy Bay Road adds waterfront steps and sea walls.

Two problems dominate here, and they often occur on the same property. Homes near the bushland of Dobroyd Head and the reserves collect leaf litter on paving and in corners, and wet leaves stain sandstone with brown tannin while keeping it damp enough for lichen and black mould. The higher, harbour-facing terraces take wind that carries salt up from the water, which settles on paving and pool coping and works into the pores over time. Retaining walls between levels sit in shade for much of the day and rarely dry out completely. Down in Clontarf, stone at the water's edge adds algae and tidal salt to the list.

We have not found a heritage conservation area covering Balgowlah Heights or Clontarf in the sources we checked. That does not mean there are no heritage controls. Individual homes, gardens and structures anywhere in the Northern Beaches can be listed as heritage items, so if you are planning restoration, repointing or stone replacement, check the heritage schedule that applies to your lot with Northern Beaches Council first. Properties that adjoin Sydney Harbour National Park may also have bushland considerations for any work near the boundary. For everyday cleaning and sealing, our concern is keeping run-off and residues out of the bush and the harbour.

From Double Bay, Balgowlah Heights is roughly 25 to 35 minutes by road off-peak via the Spit Bridge, depending on traffic (an estimate). Steep driveways and multi-level gardens are normal here, so our technicians carry equipment down in stages and set up run-off collection at each landing rather than letting water cascade from one terrace to the next. Near bushland boundaries, we keep all wash water and offcuts on the property. Leaf staining is treated before any sealing, since sealing over tannin locks it in. For Clontarf waterfront stairs, we work around the tide and keep products well back from the water.

Frequently asked questions

Local questions from Balgowlah Heights homeowners.

How do you remove brown leaf stains from sandstone paving?

Tannin stains respond to specific cleaners, and deeper marks to a poultice that draws the stain out of the pores. We test first. Once clean, a penetrating sealer gives you more time to sweep leaves away before they stain again.

Our terraces step down a steep block. How do you manage the water?

We work from the top level down and collect run-off at each landing with bunding and a wet vacuum. Nothing is allowed to cascade onto the terrace below or off the property.

Is there a heritage conservation area in Balgowlah Heights?

We have not found one in the sources we checked, but individual properties can still be heritage items. Check the heritage schedule for your lot with Northern Beaches Council before any restoration work.

Do you work on Clontarf waterfront properties?

Yes. Sandstone steps, sea walls and terraces on the Middle Harbour foreshore are cleaned from the land side, timed around the tide, with products kept well back from the water.

Our pool terrace faces the harbour and feels gritty. What is it?

Usually salt carried up by the wind, sometimes mixed with fine grit. Salt in the surface loosens sandstone grains. A gentle clean, a freshwater rinse routine and a breathable sealer will slow it.

We back onto national park bushland. Is your cleaning safe for it?

We protect plants during the work, choose products suited to the setting and recover the run-off rather than letting it soak into the ground or run into the bush. Nothing is meant to leave the work area.
