Sandstone and travertine care in Fairlight
Fairlight falls steeply from Sydney Road to North Harbour, so most of its stone is stairs, walls and terraces built into the slope. We clean it slowly, from the top down, and seal only what will benefit.

Fairlight takes its name from Fairlight House, built on land Henry Gilbert Smith bought in 1853, and it runs from the shops on Sydney Road down to Fairlight Beach on North Harbour, where a small tidal pool sits beside the Manly Scenic Walkway. Balgowlah Road marks its northern edge and Hill Street its western one. The 2021 Census counted about half of local dwellings as flats or apartments, with the remainder split between separate houses and semis or townhouses. Because the land drops so sharply toward the water, stone shows up as stepped retaining walls, long garden stairs, apartment entry paths and view-facing terraces, with travertine a frequent choice on renovated balconies and courtyards above the harbour.
The harbour shapes most of what goes wrong. Blocks closest to Fairlight Beach and the walkway sit in moist, salty air off North Harbour, and that salt settles on terraces and coping before dew carries it into the pores. As it dries, crystals form and loosen the surface, which shows as powdering on stair treads and a pale crust low on walls. The steepness adds a second problem. Retaining walls cut into the hillside hold groundwater behind them, so their faces stay damp, grow green algae and sometimes leach rusty or white stains. South-facing stairs squeezed between buildings can go weeks without direct sun, which lets black mould turn them slippery underfoot.
Fairlight sits in the former Manly Council area, so the heritage schedule in the Manly Local Environmental Plan 2013 is the one to check. The conservation areas we confirmed in our research are in Manly itself rather than Fairlight, but individual properties here can still be listed items, and under clause 5.10, work on a listed item usually needs consent. With so many flats, strata rules come up often. The Strata Schemes Management Act 2015 makes the owners corporation responsible for shared stairs, entry walls and similar common property (section 106), and an individual owner needs authorisation before touching it (section 111). We give committees a written scope and method to table.
From Double Bay, Fairlight is about 30 to 40 minutes by road outside peak times, crossing the Spit Bridge, though that figure is our estimate. Street parking on the slopes near the beach is limited, so our technicians confirm a loading spot and a water point ahead of the day. On stepped blocks we start at the highest level and work downward, setting bunds and a wet vacuum at every landing so wash water never runs onto the stairs below or reaches North Harbour through the street drains. Hose runs are kept short and fitted with trigger shut-offs. For apartment terraces we agree access through the lobby or lift with the building manager and protect common floors before carrying any equipment through.

Frequently asked questions
Local questions from Fairlight homeowners.
Our block steps down toward North Harbour. How do you stop water reaching the stairs below?
We work one level at a time from the top, with a bund and a wet vacuum at each landing. Water is recovered before we move down, so nothing cascades onto lower terraces or finds its way to the gutter and the harbour.
Is Fairlight in a heritage conservation area?
The conservation areas we confirmed under the Manly LEP 2013 are in Manly, not Fairlight. Your house could still be an individual heritage item, so check your lot against the heritage schedule, or raise it with council's heritage staff, ahead of restoration work.
Why does our retaining wall stay wet when it hasn't rained?
Water moving through the hillside soaks out through the stone face. That damp keeps algae alive and can bring salts and iron stains to the surface. Cleaning helps, but improving drainage behind the wall is what changes it, and that is a job for a builder or landscaper.
Can you clean the shared stairs in our Fairlight apartment block?
Yes, once the owners corporation has approved it, because shared stairs are usually common property. We send a written scope and method to the strata manager and keep one side of the stairs open for residents.
Will sealing make our sandstone stairs slippery?
Not with the sealers we use. A penetrating sealer is absorbed into the pores with no coating left on top, so texture and grip stay as they were. Film-forming coatings are what make wet stairs dangerous, and we keep them off outdoor stone.
How often does harbour-facing stone in Fairlight need attention?
Terraces facing North Harbour usually benefit from a yearly look and a professional clean every two or three years, with loose salt brushed off dry in between. Shaded stairs may need biocide treatment more often. We set a timetable after seeing the site.
