Stone cleaning and sealing in Queenscliff
Queenscliff is mostly apartments, packed between the northern end of Manly Beach and the headland. Its stone takes spray straight off the surf, and strata rules shape most of the work.

Queenscliff sits at the northern end of the long beach that runs past North Steyne to Manly, with Queenscliff Headland on one side and Manly Lagoon behind. It is known for the bomboras off the headland, where Dave Jackman's 1961 ride helped start big-wave surfing in Australia, and for its 50-metre rockpool at the northern end of the beach. In the 2021 Census about four in five occupied dwellings were flats or apartments, along streets such as Pavilion Street and Queenscliff Road. Stone here is concentrated in apartment entries, lobby steps, balconies and shared courtyards, with sandstone walls and terraces on the remaining houses closer to the headland.
Few suburbs in Sydney put stone closer to breaking waves. Onshore winds carry spray and fine sand from the surf zone straight onto balconies, entries and front walls, and salt keeps arriving whether or not it rains. As it dries in the pores, salt crystallises and loosens the surface, so sandstone on the beachfront rows tends to show flaking and white bloom first, and travertine on balconies turns rough at the edges. Sand trodden into lobbies and onto steps acts like sandpaper on honed stone. On the lagoon side, damp air and shade let mould take hold in corners. Most buildings have a mix of all of these.
Queenscliff has no conservation area that we could find in the planning sources. Individual buildings can still be listed, though, so ask Northern Beaches Council whether a listing affects your lot before planning restoration. For most Queenscliff work, strata law is what matters. The Strata Schemes Management Act 2015 puts maintenance and repair of common property on the owners corporation (section 106), bars individual owners from working on it unless authorised (section 111), and changes to common property need a special resolution (section 108). Entries, lobby floors and shared courtyards are usually common property, while balcony surfaces depend on the strata plan. We provide a written scope and method for committees.
From Double Bay, Queenscliff is something like 35 to 45 minutes' drive outside peak times, by our estimate, and parking near the beach is scarce on fine weekends, so we prefer weekday starts and confirm a loading spot in advance. In apartment buildings, our technicians book the lift, lay protection over lobby floors and settle on water and power points with the building manager. Each balcony is contained so nothing drips onto the units below: outlets are blocked and water is wet-vacuumed. On beachfront rows we keep every drop of wash water off the sand and out of the gutters, which drain toward the beach and Manly Lagoon. Sealing waits for a calm day with no onshore wind.

Frequently asked questions
Local questions from Queenscliff homeowners.
Our lobby floor is always gritty from beach sand. What helps?
Sand is abrasive, so good entry matting and frequent dry sweeping protect the stone best. A professional clean removes ground-in grime, and a penetrating sealer makes daily cleaning easier without making the floor slippery.
Who decides on cleaning our building's entry stone?
Usually the owners corporation, because entries are common property. Your strata manager can put our scope and method to the committee.
Why is the sandstone on the beachfront row flaking faster than ours one street back?
The first row takes the most direct spray, so more salt reaches the stone and more crystallisation happens inside it. Streets further back still get salt, just less.
Can you seal our balcony on a windy day?
We would rather not. Wind dries sealer unevenly and can blow sand and salt onto the wet surface. We hold the sealer back for a calm, dry day.
Is Queenscliff in a heritage conservation area?
Our research found none. Ask Northern Beaches Council whether your building is an individual listed item before planning restoration.
How do you stop balcony wash water dripping on the unit below?
Drain outlets are temporarily sealed, very little water is used, and what there is goes into a wet vacuum. Nothing runs over the edge or down the facade.
