Stone cleaning and sealing in Brookvale

Brookvale is mainly an industrial and commercial suburb, but most people who live there are in apartments. Our work here is mostly strata entries, courtyards and business frontages.

Brookvale began as farmland, with a land grant to William Frederick Parker in 1836 and Brookvale House built in 1883. After the Second World War it turned to manufacturing and warehousing, and today it is one of the Northern Beaches' main industrial and commercial areas, with car dealerships, printers, offices and Westfield Warringah Mall in its southern part. Brookvale Oval, home of the Manly-Warringah Sea Eagles, has been public land since 1911. About 3,400 people live here, and in the 2021 Census close to two-thirds of occupied dwellings were flats or apartments. Stone appears in apartment entries and courtyards, some house gardens, and the paved forecourts and feature walls of commercial buildings.

Stone in Brookvale gets dirty in more industrial ways than in the beach suburbs. Pittwater Road and the side streets carry heavy traffic, including delivery trucks, so front walls and entry paving collect a dark film of exhaust, tyre rubber and road dust. Commercial forecourts and car-park entries pick up oil drips, chewing gum and rust marks from metal fittings and furniture. In apartment complexes, planter boxes leak soil and fertiliser onto paving, leaving brown or green stains, and shaded courtyards between buildings stay damp enough for mould. Salt spray is not a big factor this far inland, so the focus is on grease, grime and growth instead.

Brookvale has no heritage conservation area that we found, though individual places can be listed under the Warringah LEP 2011 heritage schedule, so check before restoring any older building. For residents, strata rules decide most stone work. Entries, courtyards and other common property are the owners corporation's to maintain under section 106 of the strata legislation, and an individual owner may not work on it without authorisation (section 111). For businesses, the rule that matters most concerns water. Section 120 of the Protection of the Environment Operations Act 1997 makes polluting waters an offence, and forecourt wash water carrying oil or detergent must never go down a stormwater pit.

Brookvale sits roughly 35 to 45 minutes from our Double Bay base in off-peak traffic, by our estimate, by way of the Spit Bridge and Condamine Street or Pittwater Road. Commercial work is planned around trade: our technicians can start early, before customers arrive, and section off forecourts so deliveries and foot traffic keep moving. For strata buildings we coordinate lift bookings, visitor parking and access times with the building or facilities manager, and protect lobby floors before bringing in equipment. Oil and grease are treated with absorbent poultices and stone-safe degreasers, and all the wash water goes into a wet vacuum and off site. Near homes, power equipment runs only in permitted hours.

Frequently asked questions

Local questions from Brookvale homeowners.

Do you clean commercial forecourts in Brookvale?

Yes, where the paving or feature walls are natural stone. We work early or in sections so the business keeps trading. Our specialty is natural stone, so let us know what the surface is when you enquire.

Can oil stains be removed from sandstone or limestone paving?

Often, with a degreaser and an absorbent poultice that draws oil out of the pores. Old stains may lighten rather than disappear completely, and a trial spot shows how far yours will go.

Our apartment courtyard has green stains around the planters. What are they?

Usually algae fed by water and fertiliser draining from the planters. A biocide clean removes it; better drainage or drip trays slow its return.

Can you provide paperwork for our strata committee?

Yes. You receive a written scope covering the method, products and run-off control, suitable for tabling at a meeting before the work is approved.

Why can't forecourt wash water go in the drain?

Stormwater drains carry water to creeks and the ocean untreated. Water from cleaning stone holds detergents, oils and grime, and putting it in a drain can be an offence under NSW pollution law.

Is Brookvale in a heritage conservation area?

Not that we found. Older buildings can still be individually listed, so check the heritage schedule before any restoration work.
