In Brookvale, sandstone tends to be part of a building's presentation rather than its garden. Apartment blocks use it for boundary walls, entry steps and planter walls; offices and showrooms use it as cladding or feature panels near the entrance. Along Pittwater Road and the busier side streets, this stone darkens under a layer of exhaust and road dust that clings to its texture. Near car parks and loading areas, oil and tyre marks are common. Shaded courtyards behind apartment blocks grow mould and algae. Our technicians work out which of these is present and try the mildest effective cleaner on a small area first, somewhere discreet if it is a facade.
Grime from traffic comes off with a pH-neutral or mildly alkaline cleaner suitable for sandstone, agitated with soft brushes and rinsed gently. Acid stays off the job because it reacts with the iron in sandstone and leaves orange marks, and never a turbo tip, which cuts into the surface. Oil spots are treated with a degreaser and, where deep, a poultice that draws the oil out. Biological growth gets a biocide and time to act. On commercial sites all wash water is held inside bunds and mats, recovered with a wet vacuum and removed from site, because oily water in a stormwater pit is a pollution offence.
Sealing is especially useful on busy frontages. A breathable, penetrating product reduces how far grime and oil soak into the stone, so routine cleaning is quicker and stains are less likely to set. It does this without a glossy film, so the stone keeps its natural look and slip resistance, which matters at building entries. Cladding and feature walls can be sealed if they are in sound condition; retaining and planter walls holding soil are generally left alone. For strata and commercial clients, we provide a written record of the areas treated, the product used and a suggested maintenance interval for the building's files.

Frequently asked questions
Sandstone questions we hear in Brookvale.
Can you clean our sandstone cladding without scaffolding?
Ground-level and low cladding, yes, from ladders or platforms where safe. Higher facades may need access equipment arranged by the building manager; we will tell you what the job needs after a look.
How do you deal with chewing gum on stone paving?
Gum is softened or frozen and lifted carefully, then the residue is cleaned. We avoid scraping that would scratch the stone.
Will sealing make our entry steps slippery?
Not with a penetrating sealer, which sits within the stone and leaves no film. Glossy coatings are what reduce grip, and we do not use them outdoors.
Can work be done outside trading hours?
Early starts are usually possible, and larger areas can be staged over several visits. Power equipment near homes is limited to the permitted hours, which we plan around.
