Stone terrace and pool care in Tamarama

Tamarama is a small valley suburb between two headlands, open to the ocean. Whatever stone a home here has, it lives in salt spray.

Tamarama is one of the smallest suburbs in the Eastern Suburbs: a mostly residential pocket built around a sand-filled valley that runs down to Tamarama Beach, with a headland on each side. Tamarama Park fills the valley floor behind the beach and the surf club, Marks Park sits on the headland toward Bondi, and the Bondi to Bronte coastal walk passes through. Wonderland Avenue is the best-known street. Because homes are set into the valley sides and up on the headlands, most of them step down the slope and face the water. For our work, that usually means terraces, outdoor stairs, retaining walls, and pool surrounds where a property has a pool.

The setting does most of the damage. A narrow valley open to the east funnels onshore wind and spray up toward the houses, so even homes set well back from the sand get a regular coating. Salt settles on terraces and coping, soaks in with every shower and morning dew, and crystallises as the stone dries, slowly breaking up the surface. Sandstone shows this as flaking and white bloom; travertine and limestone show it as pitting and a rough, sugary edge. Pool water adds its own salt and scale. Retaining walls on the valley sides that face away from the sun stay damp and grow mould and algae, which makes outdoor stairs slippery.

Tamarama is in Waverley Council, and no heritage conservation area for Tamarama appears among the 17 areas on the council's list. Area-based heritage controls are therefore unlikely to affect most homes here, although an individual property could still be listed, and it is worth confirming with Waverley Council if you are unsure. More relevant for most owners is the slope. Retaining walls in this valley hold back steep ground, and any wall that is leaning, bulging or cracked needs an engineer rather than a cleaner. Our technicians clean and seal sound stone and flag anything that looks structural, so you can have it assessed before or after our visit.

Allow about 14 minutes by road from Double Bay to Tamarama, going through Bondi Junction. Streets are narrow and parking near the beach is in demand, particularly on warm days and weekends, so we book weekday mornings where possible and confirm where the van can sit. Many homes are reached by stairs, so equipment is carried in by hand. On sloping sites, wash water is bunded at each terrace level and vacuumed up, so none runs down to the street or the beach. Sealing is scheduled for calm, dry weather, because wind off the ocean carries spray onto freshly prepared stone and makes even application difficult.

Frequently asked questions

Local questions from Tamarama homeowners.

Our terrace looks straight down the valley to the beach. How exposed is it?

Very. The valley funnels onshore wind and spray, so ocean-facing terraces here take more salt than their distance from the water suggests. We plan for shorter sealer check intervals and suggest regular fresh-water rinsing.

Is Tamarama in a heritage conservation area?

Tamarama is not among the 17 conservation areas on Waverley Council's list. An individual property could still be listed, so check with the council if your home may be notable.

Our retaining wall has a slight lean. Can you clean it?

We can clean the face, but a leaning or bulging retaining wall should be looked at by an engineer first. Cleaning won't fix a structural problem, and we'd rather you know before work starts.

Why do our outdoor stairs get so slippery?

Shaded stairs on a damp slope grow algae and mould, which become slick when wet. A biocide treatment and low-pressure rinse remove them, and a penetrating sealer can help the stairs dry faster.

How do you stop wash water running down to the beach?

We bund each level of the property, vacuum up run-off as we go and dispose of it properly. Nothing is rinsed toward the street or the sand.

What time of year is best for sealing in Tamarama?

Any time with a few calm, dry days in a row. We watch the forecast and avoid days with strong onshore wind, rain or high humidity, since the stone must be dry and the sealer applied evenly.
