Sandstone and travertine care in North Bondi

North Bondi runs from the Art Deco flats above the beach out to the cliffs at Ben Buckler. Its stone takes ocean salt from almost every direction.

North Bondi climbs from the northern end of Bondi Beach up to the Ben Buckler headland and along the coast past the Bondi Golf and Diggers Club. Housing is mixed: at the 2021 census just over half of occupied homes were flats, about 28 per cent semis, terraces or townhouses, and 19 per cent separate houses. Art Deco shops and flats cluster around the five-way junction of Brighton Boulevarde, Gould Street and Hastings Parade, which Waverley protects as a conservation area. Hugh Bamford Reserve covers the buried 1892 Ben Buckler gun battery, and Biddigal Reserve sits beside the North Bondi surf club. Stone appears as sandstone retaining walls on the slopes, entry steps to the flats, and travertine or sandstone terraces around the houses with ocean views.

Exposure is the defining fact here. Homes on the Ben Buckler side face the open ocean, and on a strong north-easterly the spray reaches well back from the cliff edge. Salt settles on paving and walls, soaks in with every shower, and crystallises as the stone dries, which shows as flaking edges on sandstone and a sugary, pitted surface on travertine. Pools add chlorinated or salt water splashing onto coping. The steep streets falling toward the beach mean water runs across paving and down walls after rain, carrying soil and leaving tide-marks. On the shaded, south-facing sides of buildings, algae and mould take hold quickly (all inferred from the exposure and slope).

North Bondi sits in Waverley Council. Its only heritage conservation area is the small Brighton Boulevard group of Inter-War flats at the Hastings Parade and Gould Street corner, while the Bondi Beach conservation area to the south reaches the northern headland. Heritage items and conservation areas generally need development consent for works under clause 5.10, with an exception where the council confirms in writing that a minor maintenance task will not harm their significance. If your building is in either area, ask Waverley before restoration, repointing or applying a new sealer. For apartment blocks, which are the majority here, common-property stone is the owners corporation's responsibility, and lot owners need approval before arranging work on it.

North Bondi is about 15 minutes from Double Bay in normal traffic, approached via Bondi Road or Birrell Street. The streets are steep and narrow, with parking at a premium near the beach, so we confirm a driveway or nearby space before the day and bring equipment in by hand trolley where we need to. On clifftop homes we check the weather, because a strong onshore wind can blow sealer mist and rinse water where neither should go, and we reschedule rather than work in it. Pool terraces are protected and the pool covered before cleaning starts. Wash water on sloping blocks is bunded at the low edge and recovered, keeping it off the street and out of the ocean.

Frequently asked questions

Local questions from North Bondi homeowners.

Is my North Bondi flat in a heritage conservation area?

Only if it is in the Brighton Boulevard group near Hastings Parade and Gould Street, or within the Bondi Beach area near the northern headland. Waverley Council can confirm from the address.

Our clifftop paving keeps flaking. Is it the salt?

Most likely. Ocean spray deposits salt that crystallises as the stone dries and pushes the surface off. A thorough clean, salt reduction and a breathable sealer slow the process.

Do you work on windy days at Ben Buckler?

Not for sealing or fine spraying. A strong onshore wind carries mist and run-off where it should not go, so we pick a calm day instead.

Our pool coping is a different stone from the paving. Can you do both?

Yes. Sandstone and travertine need different cleaners, so we treat each with its own method on the same visit and seal each with a suitable product.

Water runs straight down our sloping driveway to the street. How do you stop run-off?

We place a bund at the bottom edge, use containment mats and vacuum the wash water up as we go. Nothing is left to run into the gutter.

Can you clean the entry of our Art Deco block?

Yes, as common-property work engaged by the owners corporation. Entries are cleaned one side at a time so nobody is locked out, and provide a written scope for the committee.
