Sandstone cleaning and sealing in Mona Vale

Mona Vale sandstone near the beach collects salt, while stone further inland collects mould and leaf stains. Each gets a matched clean and, where it helps, a breathable seal.

Around Mona Vale homes, sandstone does most of the everyday work: garden and retaining walls, front steps, paths, and the coping and paving around family pools. What goes wrong depends on distance from the sand. Properties near Mona Vale Beach and Bongin Bongin Bay show salt grime, a gritty surface and white bloom on the faces turned toward the ocean. Further back, the trouble is shade and leaves, which bring mould, algae and tannin stains. Sandstone pool coping soaks up pool water and its salt, and can flake at the edge. We also see a lot of stone that was pressure-cleaned or acid-washed in the past, leaving it rough, quick to re-soil or marked with orange iron stains.

Our first step in Mona Vale is a small test area, which tells us how much the stone will tolerate. Salt is then rinsed off with fresh water, organic growth gets a biocide with proper dwell time, and leaf stains get a cleaner suited to tannin. Residue is lifted with soft bristles and a gentle flow of cool or warm water, and any area that is already crumbling is done by hand. We do not use acid or narrow, high-pressure jets. Wash water is vacuumed up rather than left to find the nearest street drain. Old orange iron stains and stubborn salt bloom can often be drawn out with a poultice, and we tell you realistically how far they will fade.

Most Mona Vale paving, front steps and pool coping are worth sealing. An impregnating sealer lines the pores, so pool water, salt and spilt drinks bead up instead of soaking in, while the stone keeps its matte look and still dries out from within. Retaining walls, and any wall with damp soil against it, are normally left unsealed for that reason: they need a way for moisture to leave. Before sealing, the stone is rinsed, allowed to dry fully and checked, and near the beach we wait for a still day. A water-drop test once a year on the beach-facing paving tells you when it is due again, and we keep a record of the product and date.

Frequently asked questions

Sandstone questions we hear in Mona Vale.

Our sandstone coping is flaking near the pool. What causes it?

Usually salt crystallising in the stone as pool water dries. A sealer slows the process; pieces that have already crumbled may have to be patched or swapped out.

Can orange stains on sandstone be removed?

Often, with a poultice that draws out iron. Some deep stains lighten rather than disappear, and we test first.

How long does a sandstone clean last near the beach?

Typically one to two years before another professional clean is worthwhile, with freshwater rinses in between.

Should our sandstone retaining wall be sealed?

Usually not. Retaining walls need to release moisture through their face. Cleaning alone is generally the better option.
