Sandstone cleaning and sealing in Manly

Manly's Federation fences, entry steps and garden walls have seen a century of sea air. We clean them gently and seal only where sealing will help.

The sandstone our technicians see in Manly falls into two broad groups. The first is older stonework around Federation and Edwardian houses in the south-eastern streets: fences, gate piers, steps and garden walls built when local sandstone was the obvious material. The second is newer sandstone paving and cladding on renovated homes and apartments. Older stone is usually weathered, softer at the surface and sometimes patched with hard cement. Newer stone is denser and more even, but it soaks up salt and stains quickly if left unsealed. Each group needs a different level of caution, and we decide which approach fits before any water goes on.

Cleaning in Manly usually means dealing with salt grime, black mould on shaded steps, lichen on fence caps and leaf staining from nearby trees. We pre-treat growth with a biocide, let it dwell, and lift it with soft bristles and either a gentle rinse or controlled warm water. On flaking stone, pressure is turned right down or replaced with hand work. Where white salt bloom keeps returning, a poultice can draw salts out of the surface layer, though the moisture source has to be dealt with too. Run-off is collected rather than washed down the footpath toward the beach.

Sealing makes the most sense on Manly paving, steps and terraces that take direct spray and daily foot traffic. A breathable impregnator slows how much salty water gets in, while still letting the stone dry. For older freestanding walls and fences, we often advise against sealing, because these can draw moisture up from the ground and need to release it through the face. If your property is in one of Manly's conservation areas or is a listed item, we discuss sealing with you before proceeding. Ocean-facing stone near South Steyne and North Steyne needs checking more often than sheltered courtyards.

Frequently asked questions

Sandstone questions we hear in Manly.

Should my Federation sandstone fence be sealed?

Often not. Old freestanding fences and walls can draw moisture from the ground and need to dry out through the face. Sealing can trap salts and speed up flaking. We usually recommend a gentle clean and leaving the stone to breathe, unless there is a clear reason to seal.

Can old cement pointing be causing my stone to erode?

It can. Cement is harder and less porous than sandstone, so moisture and salt move through the stone instead and it erodes around the joint. Replacing it with a softer lime mortar is restoration work, which we can quote after an inspection.

How often should sandstone near Manly Beach be cleaned?

Stone right by the beach generally wants professional attention every year or two, with a hose-down with fresh water every few weeks to shift the salt. Sheltered stone further from the water can go longer between cleans.

Do you remove sap and leaf stains from paving?

Yes. Tannin and sap stains respond to specific cleaners and, if deep, to a poultice that draws them out. We test first, because some older marks lighten rather than disappear.
